Payment & Cancellation Policies
Payment: An initial and partial payment of $1500.00 shall be paid by renter and received by KCH in the form of a credit charge, direct deposit, personal check, certified, cashier or bank check or money order at the time of or within 7 days of the reservation. This is a down payment, not a security deposit. The balance of the rental amount, all fees and tax shall be paid by renter and received by KCH on or before 60 days prior to check-in.
Initial and Partial Payment Terms: Initial and partial payments are required at the time of the reservation and are non-refundable unless written cancellation is made and confirmed prior to 60 days before your scheduled arrival. If the partial payment is not received within 7 days of the completed reservation, the reservation will be canceled in its entirety. The partial payments will be forfeited for failure to send the balance of the rental when due and for failure to arrive as committed.
Travel Insurance: Travel Insurance has not been added to this Agreement; however, we highly recommend that you obtain travel insurance. Please review our cancellation policy. Travel Insurance can help protect you from certain unexpected risks offering protection for Trip Cancellation, Trip Interruption, and Travel Delay. You may purchase Travel Insurance through our website from a trusted insurance company. You can and we urge you to purchase the cancel for any reason option.
Refunds: There are no refunds for late check in or early check out, bad weather, or illness. If federal, state, or local authorities call for an evacuation in the event of a tropical storm, a refund will be made from the date the evacuation is ordered.
Cancellation Policy: We have a 60 day cancellation policy and a $250 cancellation fee. If written and confirmed cancellation has been received from you prior to 60 days before your arrival, $250 plus any additional credit card fees we incur in excess of $250 will be deducted from your deposit as a cancellation fee and the balance will be credited to or mailed back to the renter’s credit card or mailing address. No cancellation or changing of dates will be allowed within 60 days of your arrival date. If you must cancel your reservation within 60 days of your arrival, we cannot refund your deposit or any rent collected unless the house is re-rented for the entire period for the same rental amount and prepayment has cleared. If the house is re-rented, $250 will be deducted from your deposit as a cancellation fee. You will be refunded the balance of the funds received. The renter named on the rental agreement is the only one that may cancel the reservation and the cancellation must be received in writing and we must confirm we received the cancellation.
COVID-19 Cancellation and Refund Policy
If the Florida Keys are closed to tourists in the future due to COVID-19, we will refund any amount paid after deduction of any credit card fees and charges or change reservation to a future date. No other cancellations within 60 days of arrival date will be refunded for any other COVID 19 related reason. i.e. you or a member of your traveling party or family contract COVID 19 or are quarantined due to COVID 19 concerns or contract tracing. We strongly advise you to purchase the Cancel for Any Reason Travel Insurance offered at the time of your reservation through our system to protect you and us. If we are able to re-rent the week of your reservation, we will refund all money paid less any credit card charges and $100 cancellation processing fee.
Property Damage Insurance and Security Deposit Hold
Property Damage Insurance and Security Deposit Hold: Part of your charges is for the purchase of insurance for any property damage while you are enjoying the home. We have the right to make a claim for extraordinary cleaning expenses, smoking inside the home, damage to the home or property, damage to electronics or furnishings, missing inventory, or other miscellaneous issues that exist after your departure. A security deposit hold of $500 will be placed upon your credit card 1 day before your scheduled arrival. KCH has the right to make a claim against the hold within 7 days of your departure from the property if any intentional damage has been discovered that is not covered by the damage insurance or if extensive pet cleaning or pet damage to any bedding or furniture is present. If no claim is made against the hold during that time, it will be automatically removed.
Pet Policies
Pet Policy: Only well-trained and maintained dogs are allowed upon approval by the property manager and the payment of an additional cleaning fee and the execution of a pet addendum and the provision of certain documentation listed. Only 2 dogs are allowed per property. The following breeds are excluded due to our insurance policy restrictions: Akita, Boxer, Bull Terrier, Bullmastiff, Chow Chow, Doberman Pinscher, German Shepherd, Giant Schnauzer, Mastiff, Ovtcharka, Presa Canario, Pit Bull, Rhodesian Ridgeback, Rottwieller, Neapolitan Mastiff, Wolf or Wolf Hybrid.
YOU ARE RESPONSIBLE TO ENSURE THAT YOUR DOG, IF APPROVED, DOES NOT BARK. If a barking dog becomes a nuisance to neighbors, you will be required to leave without refund. No dogs or pets of any kind are allowed in this rental property during your stay unless approval by the property manager has been secured. If unapproved pets are found in the home by management, you will be evicted from the premises without compensation of any of the rental payment. If it is determined after your departure that an unapproved pet was in the home, your security deposit hold will be forfeited in its entirety. Do not leave any approved dog in the home unattended unless secured in an appropriate crate. The rules and conditions of allowing your dog on our property are included in the Pet Addendum below. An additional email will be sent to you after your booking is complete that requires additional information about your dog and which you must fill out and confirm. Please read the addendum carefully and in its entirety.
The following requirements will be met in order for a dog(s) to be approved as a guest at any of our vacation homes:
- Proof of Vaccinations from a Vet within the past 12 months.
- Proof of monthly medication for fleas, ticks and heartworm
- Payment of a nonrefundable $200 pet cleaning fee per dog.
All of the above items must be received at least 30 days (or sooner if you reserve within 30 day from arrival) prior to your arrival or the pet will not be allowed on the premises. Acceptance of your dog(s) as a guest in our vacation homes is a risk by the owner and property manager. Untrained and unruly dogs can be destructive to homes and personal property. They can also be nuisances or dangerous to other people.
On our Pet Addendum, you will make the following PET STATEMENTS and promises:
- My dog(s) is/are well trained and housebroken.
- My dog(s) is/are not a barking nuisance.
- My dog(s) does/do not chew or destroy furnishings or furniture.
- My dog(s) is/are not a puppy.
- My dog(s) does/do not urinate or defecate in a house if given regular access to the outdoors.
- My dog(s) is/are not a danger to people or other pets.
- My dog(s) has/have never bitten a person.
- My dog(s) will not get up on furniture or sleep in the beds with people at the home.
- The dog(s) will not be allowed to bark for extended periods or as a nuisance.
- The dog(s) will be left in a kennel or crate if left alone in the house (only for short periods of time -less than 4 hours) without people.
- The dog(s) will not be allowed on the beds at any time or on the furniture or blankets.
- I will pick up all dog poop on the property.
